New Lumi Kodud apartments ready to rent

20 January 2022

LHV pension funds started renting out new modern apartments on Aiandi tänav in the Mustamäe district of Tallinn. The Lumi Kodud rental apartments come with a professional management service and are intended for those who want the security of their own home but do not want to buy their own real estate.

The four energy class B rental houses completed at the end of last year at 10 and 12 Aiandi tänav have a total of 164 one-, two-, three- and four-room apartments, which are equipped with kitchen and bathroom furniture and built-in wardrobes. Each tenant can furnish the rest of the apartment to their liking. The houses have storage rooms and separate parking spaces for bicycles and cars.

The rental houses are located in the territory of the former Kadaka Garden in Tallinn, where a total of 750 new homes will be developed by the middle of this decade. The heart of the new Uus-Mustamäe residential area is a nearly 7,000 square-metre park with playgrounds, a picnic area, an outdoor gym, and a unique pump track for scooter and BMX riders. In the summer, a private community garden will be built on the roof of the rental houses’ car park, where residents can grow their own fresh edibles.

The Lumi Kodud rental houses are professionally managed. This means that the landlord arranges repairs, maintenance, major cleaning, and other additional services.

A compelling reason to prefer an apartment in a professionally managed rental building lies in the feeling of certainty. You can rent an apartment precisely for as long as you need it. You will not find yourself in a situation where you have to move out of your lovely home at short notice, as is often the case when renting an apartment from a private individual.

Another advantage is that while real estate agents charge a brokerage fee, there is no contract or brokerage fee when renting an apartment directly from Lumi Kodud. Compared to buying an apartment, renting is more flexible and convenient. It is especially suitable for those who have not yet set aside enough money to buy a home and those who feel that they are not ready to settle permanently.

The rental houses built in the Aiandi Quarter are an investment project of LHV pension funds managed by Lumi Capital. A similar rental solution with a professional management service is offered in the Manufaktuuri Quarter in the Põhja-Tallinn (North Tallinn) district. The long-term goal of LHV pension funds is to build a minimum of 500 rental apartments in various residential areas in Tallinn.
